160 Apartments in Hotham Heights Resort, Mount Hotham Victoria:- a $25,000,000 project (Joint Venture Ipoh Gardens Group of Malaysia, and Kings Parking Limited)

36 apartments:-  a $7,900,000 project at Avoca Street South Yarra.

 

SANTA MONICA APARTMENT BUILDINGS:

21 apartments:-  a US$10,500,000 project at Pico Bvld Santa Monica CA USA.

24 apartments:-  a US$12,000,000 project at Holister Street Santa Monica CA USA.

 

MAJOR PROJECTS:

·Ringwood Office Park - 150,000sqm Office Park, Melbourne Australia (Joint Venture with IEL).

·Purchase major Gold Coast site at Main Beach:-  obtain permits for 44 storey Xanadu Apartment Tower

 

PROJECTS 2004-5

16 x 2 storey Town houses:- a $9,000,000 project on the beachfront at Aspendale

17 x 3 story Town houses:- a $8,000,000 project on the beach front at Seaford

17 x 2 storey Town houses:- a $8,000,000 project at  Mordialloc

120 Lot subdivision and 60 town houses at Yeppoon, North Queensland

6,000 acre resort/subdivision with beachfront at Bowen, North Queensland

 

In all of the above projects Alan Burlock has (using consultants and experts where necessary):

Sourced the sites;

Prepared feasibilities, project cash flows and product and sales research;

Established project budgets;

Drawn, negotiated and executed the contracts to purchase the site, lease and sell the finished properties;

Overseen the design and permit applications with the consultant group;

Liaised and negotiated with statutory authorities with the consultant group;

Undertook environmental reports with the consultant group and cleanups where necessary;

Established the land bank, and project finance for each project;

Managed the consultant teams from initial town planning through to full building documentation and tender packages;

Negotiated and awarded the successful tender for the construction of the project, created and executed the contract;

Overseen the construction, and approved builder’s progress claims;

Managed the marketing of the projects, project sales teams and real estate agents;

Alan Burlock has also supervised the granting of plans of subdivision, issue of certificates of compliance and settlement of sales contracts.
